Our programs are very flexible, but in general the more money you have for a down-payment the lower we can make the rent. This is why there is always a range of prices available with our homes. Your down-payment (or Option payment as it is called) locks in your right to buy the property for a specified term. Usually 1-2 years. This option payment goes towards your purchase price when you buy. The option legally locks in your right to buy the home so no one can sell the home out from underneath you. Many people think that they have an option to buy the home they are renting only to find out later, that the landlord changes his mind at the last minute and sells the property first. We put everything in writing so you know just where you stand. During your Lease term you receive a rent credit for each payment made on time. Your rent credits are applied to the purchase price of the home when you buy. They can help you build equity in the home fast, insuring easy qualifying for your long term financing. Test drive a house! You would never buy a car without a test drive, would you? But this is exactly what most people forget to do before buying their home. By leasing to own you can decide if the home is a fit for you, someplace that you want your family to live in for a long time. You are not obligated to purchase the home! Should you decide in a couple of years that the house no longer fits your needs or something changes in your life, you are free to walk away. No need to worry about which direction the real estate market is going, or having to pay a realtor $10,000-$20,000 to sell your home. All we ask is that you give us the customary 30 days notice. Easy Qualifying! Yes, we do check your credit, but only to verify the information you put on your application. We accept all credit types, good or poor! Your rental amount may be slightly affected however, if you have very poor, or no credit, but this is not usually a problem if you have a good job. Down Payment assistance! We can finance part of your down-payment. Try getting a bank to do that! We allow Pets! We will consider all pets within reason. However, some breeds of dogs, such as pitbulls, are never allowed. There may be an additional monthly charge or security deposit depending on the type of pet. We know that our residents intend to one day own their new home, and will take care of it like is their own, and we understand that many people enjoy the company of their favorite pet.
